Allen businesses looking for commercial cleaning have a locally owned option close to home. Dallas Janitorial Services, which has served Dallas-Fort Worth businesses since 2006, provides janitorial and commercial cleaning to offices, medical practices, churches, schools, and other facilities across Allen and Collin County from its office on South Watters Road.
The company's approach is built around a problem many local businesses know well: cleaning that starts strong and slips within a few months.
A Growing City With More to Clean
Allen has grown from a bedroom community into a business destination in its own right. Office buildings, medical offices, retail centers, and schools now sit alongside the shopping and dining around Watters Creek and the corporate corridors along US 75 and State Highway 121. Each type of facility needs something different. A medical office has different priorities than a church, and a busy retail center has different traffic patterns than a quiet professional suite.
"No two buildings are cleaned the same way," said Bill Law, owner of Dallas Janitorial Services. "The scope has to match how the building is actually used, and that starts with walking it."
That's why every Dallas Janitorial Services program begins with a facility tour, measurement, and documentation, followed by a written custom scope of work. The scope spells out what gets cleaned, how many days a week service happens, and how often each individual task is done. Most facilities are fully onboarded in about two weeks.
Oversight Instead of Waiting for Complaints
The most common frustration businesses describe when they change cleaning companies isn't a single missed night. It's having to remind a provider to do work that was already agreed to, and seeing the same issues return after they've supposedly been fixed.
"We don't simply arrange cleaning services," Law said. "We take responsibility for overseeing service quality and helping make sure customers receive what was agreed."
In practice, that means routine quality inspections, generally about every four weeks and sometimes around every six depending on the facility, and weekly during startup or if performance concerns come up. The goal is to catch problems before they become recurring, rather than waiting for a customer to call.
When a customer does raise a concern, the company typically responds within minutes and begins working toward a resolution immediately. Many issues are corrected that same evening, and most are resolved by the following day or the next scheduled service. Afterward, the company follows up to confirm the concern is resolved.
Different Facilities, Different Programs
Allen's mix of facilities is one reason a single cleaning checklist rarely works. A medical or dental office needs attention to exam rooms, waiting areas, and restrooms that see steady patient traffic. A church may need its heaviest cleaning after weekend services and events. Schools follow the academic calendar, with deeper work scheduled around breaks. Retail and restaurant spaces need entrances, floors, and restrooms ready before doors open.
Service frequency can run anywhere from one to seven days a week, and some facilities need more than one visit per day. That number is set by occupancy, building use, restroom traffic, the type of facility, and the level of cleanliness the customer wants. Task frequency is a separate decision. A building serviced five nights a week doesn't need every task done five nights a week, and keeping the two apart keeps both the price and the expectations clear.
Consistency Over Time
Dallas Janitorial Services works with independent cleaning contractors, who commonly service the same customer location for 12 months or longer. Some facility relationships have run three to five years. Over time, the service provider becomes familiar with the building, its requirements, and the customer's preferences, which supports a more consistent experience from one month to the next.
When a change in service provider does become necessary, the company coordinates the transition to maintain continuity and limit disruption for the customer. Businesses switching from another cleaning company get the same groundwork, a tour and a written scope, before the first night of service.
The company doesn't require long-term contracts. It currently serves more than 500 recurring customer locations across the Dallas-Fort Worth area.
"Customers stay because the work is consistent," Law said. "That's the only reason we want them to stay."
